The truth about “soft wash”
What many companies call “soft wash” is usually a heavy chemical bath of bleach, which is sodium hypochlorite, mixed with dish soap. They soak the whole house, then stand on the ground and rinse it off from below.
On a two- or three-story home with high vaulted walls, that can put them 30 or 40 feet from the surface they’re cleaning. From that far away, nobody can see failing caulking around your window trim, peeling paint or soft wood. The bleach can also fade paint, damage surfaces and kill the plants around your home. We don’t work that way. We get close enough
to see every surface we clean, so we clean it right and catch small problems while they’re still cheap to fix.
Why the north side turns green and black
The north side of your home gets the least sun and stays damp the longest, so it’s where mold, mildew and algae grow first and fastest. Shady spots under trees and next to tall shrubs act the same way. Bark mulch against the house can also host artillery fungus, which shoots sticky black specks onto your siding and windows. We’ll point it out if we see it.
The 6-inch rule: where rot starts
Home inspectors recommend keeping wood siding and trim at least 6 inches above the soil, mulch and landscaping. When dirt or mulch sits higher than that, the bottom of your siding stays wet, and wood starts to rot
once it holds about 20% moisture. Soil and mulch piled against the house
can also invite termites and other pests. We keep an eye on these
